    20.66 Acre Unpatented Lode Mining Claim on Federal Land in the Historic Comstock Mining District / Carson City Nevada
    Large operation at one time with this turn of the century mine in the historic Comstock Lode Gold and Silver Mining District. This must have been an amazing mine as you can see by some of the colors just lying on the ground. Remnants of a small cabin and a large ore chute still exist. The dirt roads are pretty good, and there are fairly extensive tailings here, so likely a mine with substantial workings at one time.
    The main shaft/tunnel has been partially blocked with loose gravel from natural erosion over the years, you can see into the mine in a couple of spots, so not blocked with anything that a shovel and a little effort wouldn’t get though. The size of the tailings onsite suggests that it was a fairly extensive mine. This one would be real interesting to open – no telling what may lie buried inside.  May not have seen visitors for up the better part of a century.
    This entire area is proven for both gold and silver, and famous for the techniques created for hard rock mining. The fact that the mine is still intact after all these years suggest a degree of engineering for that era that is hard to imagine comprehend when you consider it was likely opened with hand tools and powder.
    I would also recommend reworking the tailings since this one has nice easy access to good roads – there are several operations going on in this area doing the same thing supposedly have been reporting good numbers on gold AND silver near the surface. Reworking the tailings using today’s more efficient processing can often pull decent values out of what was once considered low to mid-grade ore.
    In the early and even the mid-1900’s, miners were famous for “high-grading” – only working the richest looking ores, as the methods of extracting metals back them were primitive and transportation costs (and time) made it hard to turn a profit on anything but high grade ores. But today, a one-man operation and a pick-up truck or a trailer can pull a 1,500 lb. load and transport it the same day for a half ounce to an ounce of gold – a good profit for a day’s work by anyone’s standards!

    ABOUT THE MINING DISTRICT
    COMSTOCK LODE HISTORY
    Gold was discovered in this region in the spring of 1850. It was discovered in Gold Canyon, by a company of Mormon emigrants who were part of the Mormon Battalion. After arriving much too early to cross the Sierra, they camped on the Carson River in the vicinity of Dayton, to wait for the mountain snow to melt. They soon found gold along the  gravel river banks by panning, but left when the mountains were passable, as they anticipated taking out more gold on reaching California. Other emigrants followed, camped on the canyon and went to work at mining. However, when the supply of water in the canyon gave out toward the end of summer, they continued across the mountains to California. The camp had no permanent population until the winter and spring of 1852–53, when there were 200 men at work along the gravel banks of the canyon with rockers, Long Toms and sluices.
    The gold from Gold Canyon came from quartz veins, toward the head of the vein, in the vicinity of where Silver City and Gold Hill now stand. As the miners worked their way up the stream, they founded the town of Johntown on a plateau. In 1857, the Johntown miners found gold in Six-Mile Canyon, which is about five miles (8 km) north of Gold Canyon. Both of these canyons are on what is now known as the Comstock Lode. The early miners never thought of going up to the head of the ravines to prospect the quartz veins, spending their time on the "free" gold in the lower elevation surface deposits of earth and gravel.
    Credit for the discovery of the Comstock Lode is disputed. It is said to have been discovered, in 1857, by Ethan Allen Grosh and Hosea Ballou Grosh, sons of a Pennsylvania clergyman, trained mineralogists and veterans of the California gold fields. Hosea injured his foot and died of septicaemia in 1857. In an effort to raise funds, Allen, accompanied by an associate Richard Maurice Bucke, set out on a trek to California with samples and maps of his claim. Henry Comstock was left in their  stead to care for the Grosh cabin and a locked chest containing silver and gold  ore samples and documents of the discovery. Grosh and Bucke never made it to California, getting lost and suffering the fate of severe hardship while crossing the Sierran trails. The two suffered from frostbite while crossing the Sierra Nevada Mountains, and at the hands of a minor-surgeon lost limbs through  amputation, a last-ditch effort to save the lives of the pair. Allen Grosh died on December 19, 1857. R.M. Bucke lived, but upon his recovery returned to his home in Canada.
    When Henry T. P. Comstock learned of the death of the Grosh brothers, he claimed the cabin and the lands as his own. He also examined the contents of the trunk but thought nothing of the documents as he was not an educated man. What he did know is that the gold and the silver ore samples were from the same vein. He continued to seek out diggings of local miners working in the area as he knew the Grosh brothers' find was still unclaimed. Upon learning of a strike on Gold Hill which uncovered some bluish rock (silver ore), Comstock immediately filed for an unclaimed area directly adjacent to this area.
    The four miners that discovered the Gold Hill outcropping were James Finney ("Old Virginny"; a contemporary rumor was that he changed his name from Fennimore to Finney after murdering a man), John Bishop ("Big French John"), Aleck Henderson and Jack Yount. Their discovery was actually part of the Comstock Lode, but not a main vein. The four men are therefore credited with the rediscovery of the mine previously found by the Grosh brothers.
    In the spring of 1859, two miners, Peter O'Riley and Patrick McLaughlin, finding all the paying ground already claimed, went to the head of the canyon and began prospecting with a rocker on the slope of the mountain near a small stream fed from a neighboring spring. They had poor results in the top dirt as there was no washed gravel, and they were about to abandon their claim when they made the great discovery. They sank a small, deeper pit in which to collect water to use in their rockers. In the bottom of this hole there was material of a different appearance. When  rocked out, they knew they had made their "strike" as the bottom apron was covered with a layer of gold.
    In that hole, silver mining in  America as we know it was born. In the rocker along with the gold was a large quantity of heavy blue-black material which clogged the rocker and interfered  with the washing out of the fine gold. When assayed however, it was determined  to be an almost pure sulphuret of silver.
    In June of the year O'Riley and McLaughlin made their find, Henry T. P. Comstock learned of the two men working on land that Comstock allegedly had already claimed for "grazing  purposes". Unhappy with his current claim on Gold Hill, Comstock made threats and managed to work himself and his partner, Immanuel "Manny" Penrod, into a deal that granted them interest on the claim.
    The geographic accounts on the location of the Comstock Lode were muddled and inconsistent. In one report, the gold strike was "on the Eastern fork of Walker's river" and the silver strike "about halfway up the Eastern slope of the Sierra Nevada" and "nine miles West of Carson River."
    MAPS
    This entire area is relatively easily accessible by dirt roads which are well marked and well maintained. A 2-wheel drive car can get to this claim off of route Route 168/395 via Brunswick Canyon/Bidwell Mine Road., but I would recommend a good 4-wheel drive or even quads to be able to access the entire claim that is not on the road.
    The area is full of dirt roads, so a good map and a good GPS unit is a must, but we'll show you exactly where it is on the map as well as provide you with the precise latitude and longitude of each corner marker, so finding it will not be a problem for you.
    I advise caution whenever driving or hiking on this claim – the entire valley is dotted with abandoned mines – most of them are easy to see from a distance, but some of them are impossible to see until you are right on top of them. I would estimate that only 20% of them are roped or fenced off – the rest are wide open and you should be extremely careful if entering them.
    A couple of spare tires or an air compressor and patch kit or at least a couple of cans of tire sealant is strongly recommended for obvious reasons! Also, be sure to bring in whatever water you may need, as there are almost no water sources in the area 10 months out of the year.

    Mining claims are a tangible asset just like any other Real property (real estate) and show a lifetime proof of all interests in minerals in the area specified by the above claim. Once you own this claim and the associated mineral rights, you will own them for life as long as you keep up with the annual fees. This claim can be bought, sold, leased or used as collateral, just like any other piece of real estate.
    A mining claim can be willed or passed down to future generations as part of a trust or your estate, or you can trade it, lease it out for a period or time (or indefinitely), gift it to a family member or friend and you can also transfer or sell just an interest in it in part or in its entirety just like any other real property using a quitclaim deed which is a recordable conveyance. In other words, you could sell a 25% or a 50% share in it if you wanted in order to bring on a partner in the future - or you could sell the entire claim in whole.
    This is for full/all interest in this 20.66 acre lode mining claim (unless the acreage indicated in the above mine description is different). This claim covers the entire site, (unless the claim description above describes different measurements), and includes full rights to all minerals, gems and just about whatever else you may find of value on the property (except oil and gas, which are handled separately). The buyer will receive a notarized quitclaim deed to the full claim and all associated documentation showing full ownership of the claim. We pay ALL fees associated with transferring this claim into your name - legal fees, title transfer fees, document fees, notary costs, recording fees and even shipping fees not a penny more.
    In order to hold on to your claim for life, you will need to pay an annual maintenance fee to the Government (BLM, not us) every year.  Currently the maintenance fee is 5 per year per claim that you own, and it is due on September 1st of every year.
    NOTE that if you own fewer than 10 claims nationwide, we can assist you in filing the paperwork to waive the maintenance fee every year. That means you will only pay per year for your maintenance fee instead of 5.     The federal government retains ownership of the land - so this means that you will not have any annual real estate taxes due on your mining claim, and you will not have to maintain liability insurance in case someone gets injured on your claim due to no fault of your own.
    How do Transfers of Ownership in Mining Claims work if I decide to sell my claim in the future?
    First, we handle all the paperwork and costs associated with transferring this claim into your name. But if you decide to sell this claim at some point in the future, interest in a properly recorded mining claim or site may be transferred (i.e sold) in part or its entirety. A quitclaim deed or recordable conveyance document is required and if you do sell your claim someday and the transfer documents should be filed within 60 days after the transfer.
